What actually costs time and money is everything around it. That means the cable run from your meter to your parking spot, the sanctioned load on your electricity connection, and, if you live in an apartment, getting your housing society to say yes. This guide covers all three, with the rules as they stand in October 2026.

What a home wallbox really is (and what size you need)

A wallbox is an AC charger fixed to the wall that feeds your car’s onboard charger. The car decides how fast it will take AC power, so a bigger wallbox only helps up to your car’s limit.

There are three sizes worth knowing about:

Wallbox

Supply needed

Typical use

7.4kW (32A)

Single-phase

Overnight charging for most owners

11kW (16A per phase)

Three-phase

Faster overnight charging if your car accepts 11kW AC

22kW (32A per phase)

Three-phase, higher load

Only useful if your car’s onboard charger accepts 22kW AC

To put real numbers on it, BMW India quotes about 6.3 hours for a 0 to 100 percent charge of the iX1 on its 11kW AC wallbox, and about 7 hours for the larger iX. Those are full charges. Most owners top up from 30 or 40 percent overnight, which takes far less time.

Our view: for an apartment owner with a single-phase connection, a 7.4kW wallbox is enough. Owners on Team-BHP put a full charge of a battery around 80kWh at roughly 10 to 12 hours on 7.4kW, which still fits inside a night. If you already have three-phase supply, an 11kW unit is worth it because it gives you a margin on busy days. Paying extra for 22kW rarely makes sense at home unless your car’s onboard charger is rated for it, so check the spec sheet before you buy.

Is the wallbox free with a luxury EV in India?

Often, yes, when you buy new. A few examples from the manufacturers themselves:

BMW: BMW India’s launch announcements for the iX (December 2021) and iX1 (September 2023) both included a complimentary BMW Wallbox capable of up to 11kW. For the iX1, BMW India said installation was included too.

Audi: when the e-tron launched in India in 2021, ABB India announced that its Terra AC wallbox, rated at 11kW, would be offered with the car.

Terms change between models and years, so ask the dealer in writing whether the wallbox is included, whether installation is included, and how many metres of cable run that installation covers. That last point is where extra charges usually appear in an apartment, where the meter room can be 30 or 50 metres from your parking slot.

Buying a pre-owned or demo luxury EV? The wallbox usually stays at the first owner’s home. Ask whether it is part of the sale. If not, you are buying a charger and paying for installation yourself, and you should get an itemised quote that separates:

The charger unit and its warranty.

Cable, measured in metres from your meter to the charger, and its size.

Protection devices: MCB, RCCB and, ideally, a surge protector.

Earthing work, if your existing earth pit isn’t good enough.

Your discom’s charges for any load increase or new connection.

Electrical load: the step most people miss

Your sanctioned load is the maximum power your connection is allowed to draw. A 7.4kW wallbox running alongside two air conditioners and a geyser can push an ordinary flat past its limit, which means tripping and, potentially, higher fixed charges on your bill.

Owners documenting their installations on Team-BHP describe a fairly consistent setup for a 7.4kW single-phase charger: roughly 10 sq mm copper cable from the meter to the charger, a dedicated breaker of around 40A, and an RCCB for earth-leakage protection. Longer outdoor runs used armoured cable, and at least one owner had to add a new copper earth pit before the utility would sign off. Treat these as illustrations, not a specification. A licensed electrician should size the cable and protection for your actual run length and supply.

Two practical rules:

Check your sanctioned load on your electricity bill before you buy the car. If you need an increase, apply to your discom early.

Mount the charger in open or well-ventilated parking where you can. Several owners advise against installing it in an enclosed space.

What the central rules say about home charging

The Ministry of Power’s EV charging guidelines allow you to charge at home or in your office on your existing electricity connection. Setting up charging is a de-licensed activity, so you do not need a separate licence to install a private charger. You can apply to your discom for additional load if you need it.

The 2024 version of the guidelines, issued in September 2024, also sets timelines for discoms to provide connections for charging, ranging from 3 days to 90 days depending on the area and the work involved.

Some states add their own layer. Delhi, for instance, has run a single-window process through its discoms since 2021, where residents can compare chargers and either keep their existing connection or apply for a separate EV connection with a prepaid meter at the EV tariff.

The housing society NOC: what the law says and how to get one

This is where most apartment owners get stuck. Central guidelines let you charge on your own connection without a separate permission, but your charger usually needs cable routed through common areas and, if you want a separate EV connection, a new meter in the common meter room. That is where the society’s consent comes in.

Where things stand in Maharashtra:

In 2022, the state’s cooperative department directed housing societies to issue NOCs to EV owners within seven days of an application, as reported by the Free Press Journal in August 2025.

In early 2025, in Amit Dholakia v State of Maharashtra, a Bombay High Court division bench heard a resident whose society had refused him a charger in his own garage because it had “no existing policy”. The court directed the state to finalise its draft rules for EV charging in cooperative housing societies on priority, have the Registrar circulate them, and direct societies to amend their bye-laws to match.

Maharashtra’s EV Policy 2025 also requires at least one community charging station in every new residential building.

Nationally, the question is still moving. Down To Earth reported in June 2026 that the Supreme Court issued notices in February 2026 in Rachit Katyal v Union of India, a petition asking why the 2024 charging guidelines are not being implemented, including for residents whose societies block chargers.

Why societies say no, and how to answer each objection. Reporting from Mumbai and owner experiences on Team-BHP point to the same handful of reasons:

Society’s objection

What to offer

“We have no policy for this.”

Cite the Ministry of Power guidelines and, in Maharashtra, the cooperative department’s 2022 seven-day NOC direction and the 2025 High Court order. Offer a draft policy they can adopt.

Fire safety, especially in basements

A branded wallbox with an RCCB and surge protection, installed by a licensed electrician, with a written undertaking on maintenance. Propose an open or ventilated slot if one is available.

The building’s electrical capacity

Show that the charger runs on your own meter and sanctioned load, not the common supply.

Messy cabling through common areas

Offer a single conduit along an agreed route, with the drawing attached to your application.

“Let’s wait and do shared chargers.”

Point out that shared chargers create billing and slot disputes. Support them as an addition, not a replacement for private chargers.

What to put in your NOC application:

Your flat number, parking slot number and car details.

Charger make, model and power rating.

Whether you will use your existing meter or apply for a separate EV connection.

The proposed cable route, with a simple sketch.

The electrician’s or installer’s name and licence details.

An undertaking that you will bear all installation, electricity and maintenance costs, and any repair to common property.

Keep a dated copy of the application. If your society sits on it, that date is what any complaint to the Registrar, or in Maharashtra any reference to the seven-day direction, will rest on.

What it costs to run

Charging at home is billed at your electricity tariff, which varies by state, discom, slab and connection type, so check your own bill. As one illustration, a Team-BHP owner in Bengaluru reported paying about Rs 7 per kWh on his BESCOM connection in March 2024, which worked out to about Rs 260 to charge his car from 18 to 95 percent. Delhi’s regulator cut its low-tension EV charging tariff to Rs 4.50 per kWh back in 2019. Rates have been revised since, so confirm the current figure with your discom.

The simple way to estimate it: units added to the battery multiplied by your tariff per unit, plus a little extra because some energy is lost as heat while charging.

Our checklist before you sign for a luxury EV

Read your sanctioned load off your latest electricity bill.

Confirm your parking slot is allotted to you and measure the distance to the meter room.

Ask the dealer in writing whether the wallbox and installation are included, and up to how many metres of cable.

Submit your society NOC application before the car arrives, not after.

Check your car’s maximum AC charging rate and buy a wallbox to match, not bigger.

Have a licensed electrician check your earthing and fit an RCCB.

If you’re still choosing the car, you can compare new electric luxury cars, demo EVs and pre-owned EVs on Motozite. Our guides to luxury EV insurance and improving battery life in a luxury EV cover what comes after the charger goes in.

FAQ

Do I need permission from my housing society to install an EV charger?

If the charger runs off your own meter and stays within your own space, central rules allow you to charge on your existing connection. In practice, most apartment installations need cable routed through common areas, so you will need the society’s consent for that work. In Maharashtra, the cooperative department directed societies in 2022 to issue NOCs to EV owners within seven days.

Can a housing society refuse an EV charger?

Societies do refuse, usually citing safety, electrical capacity or the lack of a policy, but a refusal without a valid reason is being challenged. In 2025 the Bombay High Court directed Maharashtra to finalise rules for EV charging in cooperative societies and have the Registrar direct societies to amend their bye-laws. Apply in writing, address each safety concern, and keep a dated copy.

Is a home wallbox included with a luxury EV in India?

Often, on a new car. BMW India has included a complimentary 11kW BMW Wallbox with launches such as the iX and iX1, with installation included on the iX1, and Audi’s e-tron was offered with an 11kW ABB wallbox. Confirm in writing for your specific model and how much cable run the installation covers.

Should I get a 7.4kW or 11kW home charger?

A 7.4kW single-phase wallbox is enough for most owners because it can charge a large battery overnight. Choose 11kW only if you have three-phase supply and your car accepts 11kW AC. A charger rated higher than your car’s onboard charger will not charge it any faster.

How long does it take to charge a luxury EV at home?

It depends on the battery size and the charger. BMW India quotes about 6.3 hours for a full 0 to 100 percent charge of the iX1 on an 11kW wallbox and about 7 hours for the iX. Daily top-ups from 30 or 40 percent take much less.

Do I need a separate electricity connection for EV charging?

No. The Ministry of Power’s guidelines allow charging at home on your existing connection, and you can apply for additional load if needed. Some discoms, such as Delhi’s, also offer a separate EV connection with its own meter and tariff, which can make sense if you charge heavily.

If you buy a new luxury EV in India, the wallbox itself is usually the cheap part: BMW, for example, includes an 11kW wallbox with its EVs.
